The initial step in our involvement is often the due diligence phase of a real estate transaction. On behalf of buyer or seller, The MTB Group undertakes an investigation of the site and provides a detailed report as to the condition of any existing facilities. We then provide an itemized list of needed repairs and deferred maintenance items, and an accompanying cost estimate outlining the work necessary to correct any defects noted. In addition, MTB prepares property surveys analyzing compliance with local Building Code provisions as well as the regulations contained in the American with Disabilities Act (ADA). Our Code Compliance Reports highlight areas of potential non-compliance and provide summary budgets for remedial work. Determining the physical condition of housing, whether
single or multi-family, in conjunction with transfer or sale, is a critical
task. MTB and its nationwide staff are prepared to conduct any due diligence
assessment in minimal time utilizing a pre-determined standard, insuring
