Our Physical Assessments are specialized reports based on FNMA guidelines , local building codes and published R.S. Means costing data, providing a complete analysis of a property’s physical condition to include the following areas:

  • A description and cost estimate for all the Critical Repair Items.

  • A description and cost estimate for the Immediate Physical Needs.

  • Delineation of Long-term physical needs to ensure the project's physical integrity.
  • An analysis of reserves for replacement deposits.

  • A description of any visible evidence of hazardous substances.

  • Any repairs and associated costs needed for nonresidential buildings.

  • A description and associated costs relating to any items needed by a property that relate to market demand.

MTB has performed over 100 Physical Condition Assessments for various clients nationwide under the HUD/OMHAR Mark to Market program. We have completed Physical Needs Assessments for various State and local housing agencies for the HUD re-engineering program and for local agencies in accordance with Quality Housing and Work Relief Act (QHWRA). In addition, MTB has participated in both the HUD Comprehensive Needs Assessment and Capital Needs Assessment programs completing hundreds of assessments throughout the country.
